HOMEOWNERSHIP & MORTGAGE MODIFICATION/FORECLOSURE PREVENTION & MITIGATION

 

BHA/Washington-Beech Program

For a limited time, eligible home buyers may be able to receive up to $20,000 in additional downpayment assistance for their first homes, made possible through a partnership between the
Boston Housing Authority and NOAH, and administered by NOAH ( Neighborhood of Affordable Housing). 

If you are a Boston first-time homebuyer, you could be eligible for up to $20,000 in down-payment assistance for the purchase of a SINGLE-FAMILY or CONDOMINIUM. If you are a Boston Housing Resident or a Boston Housing Section 8 Voucher Holder, you can purchase a home anywhere in the state of Massachuestts. If you are not a BHA Resident or Section 8 Voucher Holder, you are still eligible if you are currently a City of Boston resident, but you must purchase your new home within the City of Boston itself. Participants must meet certain income requirements. Family income must be between 50% and 80% of the HUD Area Median Income; please refer to the HUD chart below.

Traditional Homeownership Programming

NOAH offers CHAPA certified first-time homebuyer education classes (as per the schedule below) as well as free individual counseling for everyone. There is a registration fee of $30 per person or $40 for two family members for the classes. Learn everything you need to know about how to purchase your first home wisely. Guest speakers include realtors, lenders, home inspectors, Boston Public Health Commission staff, and more. Attendees receive City of Boston certificates.

The U.S. Department of Housing and Urban Development (HUD) offers a comprehensive list of Common Questions from First-time Homebuyers.

A few of these questions include the following:

Mortgage Modification/Foreclosure Prevention & Mitigation Program

Foreclosure Prevention Clinics

Our free clinics are the first step to working towards a long-term solution for your mortgage problems. At the clinic our experienced counselors give a brief educational overview of the options available when a delinquency notice is received. The clinics are held in English and Spanish. A foreclosure prevention counselor then meets with you one-on-one to discuss what solution may be best for you based on your financial situation. Our counselors will work with you to:

  • Make an initial assessment of your possible options based on your financial situation
  • Create a family budget
  • Contact lenders to initiate loan negotiations
  • Negotiate your mortgage terms with the lender
  • Secure legal review of changed terms of the negotiated mortgage

Our goal is to help those facing foreclosure to understand their options. We cannot promise that we will be able to avert foreclosure in all situations. However, as a non-profit, community-based organization, we are committed to helping our clients find their best possible option.

Two clinics - one in English and one in Spanish - are held every Monday evening at 5:00 PM, except for holidays. When you come to the clinic, please bring your mortgage bill and any letters you have recently received from your lender. If it is easy for you to bring your last two years of tax returns with a current pay stub you could bring them as well.

Mortgage Modification/Foreclosure Prevention and Mitigation Individual Counseling

The Neighborhood of Affordable Housing has a number of counselors available for individual counseling after a new client has attended an initial clinic/workshop session. All individual counseling is also free. Appointment hours are generally between 11:00 AM and 7:00 PM, Monday through Friday. Please contact your assigned counselor to schedule an appointment.
