Neighborhood of Affordable Housing, Inc. (NOAH) created 14 new affordable homeownership units in a three building condominium development on land overlooking the Mystic and Chelsea Rivers at 427-429 Border Street and 10 Falcon Street in East Boston. These vacant lots, which NOAH acquired on the private market in 2002, were formerly occupied by residential structures and several horse barns and sheds, which were demolished approximately 50 years ago. The lots had been vacant since that time, and NOAH has built an attractive, affordable condominium development with off street parking.

Site:
The site is located on Border Street between Condor and Falcon Streets. Across the street from this corner are mud flats looking out onto the confluence of the Mystic River, Chelsea Creek, and the Boston Inner Harbor, providing panoramic views of this section of the working harbor. Careful attention was given to the importance of this location in the design work, which attempts to take advantage of the view, while extending the residential fabric of the neighborhood down to Border Street. In addition, the site design pays particular attention to the concerns raised by various neighborhood residents, which focused primarily on parking and open space. We reduced the originally proposed density of the project in response to the concerns raised by neighbors.
